Why are Broken Top roofs all aging out at once?

Broken Top was developed primarily in the 1990s: Northwest-style custom homes with stone, timber, and big glass, spread across about 284 acres around the golf course, roughly 645 homes in all. Because construction was concentrated in one decade, the community's original roofs, mostly heavyweight architectural asphalt with some shake and tile, are hitting the 30-year wall together. The canopy is the defining maintenance reality. Mature ponderosas drop acidic needles year-round; they mat in valleys, hold moisture against shingles through freeze-thaw season, feed moss on the shaded north planes, and pack gutters with exactly the fine, dry fuel that wind-driven embers ignite. Broken Top sits on the east edge of the 1990 Awbrey Hall Fire's burn scar, 3,032 acres and 22 homes lost, and the community association has been an organized Firewise site since its December 2015 assessment, with annual volunteer property evaluations.

Needle load on every plane

Textured, aging shingles hold needles; needles hold water and embers. Smooth Class A architectural asphalt, composite, or matte metal sheds debris better, and noncombustible gutters with debris protection are now required on new Bend construction applications, a standard worth adopting on any replacement.

Muted palettes and design review
