Why is NorthWest Crossing hitting its first roof-replacement wave?
NorthWest Crossing was built out through the 2000s and 2010s by a guild of different builders working to shared design guidelines, which is why one street can hold Craftsman, Tudor Revival, Prairie, American Four Square, and Mid-century modern homes side by side. The architectural variety is real, but most of those homes were roofed with the same generation of architectural asphalt shingle, so entire blocks are reaching end-of-life together.
The west side's open exposure works against asphalt here: Central Oregon's high-desert UV at roughly 3,600 feet of elevation cooks shingle binders during 300-plus sunny days a year, and 40-degree same-day temperature swings drive the freeze-thaw cycling that cracks brittle, aging shingles at the fastener line. When we tear off an original NWX roof, granule loss and thermal cracking are almost always further along than the roof looked from the driveway.
ARC approval before anything is ordered
Per the NWX ARC's own rules, all exterior changes, from paint to additions, require prior approval. We build the submittal with your product, color, and elevation details so review happens once, not three times.
Matching a guild-built streetscape
Replacement materials have to sit comfortably next to five different architectural styles. We spec shingle profiles and colors that pass review and still upgrade wind and fire ratings over the original 2000s product.
City of Bend wildfire rules on reroofs
Bend sits in a designated Wildfire Hazard Zone, so reroofing requires a city permit and untreated wood shake is not permitted. New fire-hardening requirements also apply to construction applications filed after May 15, 2026.
Who signs off on a NorthWest Crossing reroof?
Two reviewers, in order. First the NWX Architectural Review Committee: all exterior modifications require written ARC approval before work begins, and the committee meets on a set schedule, so submittals need to be complete the first time. One useful carve-out, verified on the ARC's own site: fire-safe landscape updates within 10 feet of the home, like removing flammable junipers to meet Bend's vegetation code, may proceed without full ARC review.
Second, the City of Bend. Reroofing a house in Bend requires a building permit because the city sits in a legally designated Wildfire Hazard Zone; materials must meet wildfire protection standards, untreated wood shingles and shakes are not permitted, and the final inspection may even be flown by drone. What incentives still exist for NWX exterior projects in 2026?
- Energy Trust of Oregon solar incentive: a flat $2,500 per home for Pacific Power (and PGE) customers, minimum 2 kW-DC system, applied as an upfront invoice discount through an approved trade-ally contractor. Verified July 2026 at energytrust.org.
- Energy Trust battery storage: $288 per kWh up to $3,600 for Pacific Power customers when paired with a qualifying solar system. Verified July 2026 at energytrust.org.
- The federal Residential Clean Energy Credit (25D) is not available for systems placed in service after December 31, 2025, so we never quote a federal tax credit on 2026 solar projects.
