What makes a roof survive on the canyon rim?

Crooked River Ranch was zoned and built out largely through the 1980s and 1990s as an eclectic mix of custom stick-built homes and manufactured housing on two-to-ten-acre lots, with the golf course and the 1915 Heritage House as its landmarks. The setting is spectacular and mechanically brutal: wind accelerates over the rim and canyon updrafts work every shingle edge, so fastening schedules and rated starter courses matter more here than anywhere else we work.

Fire is the other constraint. The plateau's juniper and sagebrush fuels burn fast, and homes on acreage sit far from hydrants, so the roof has to be part of the defense: Class A assemblies in dark or matte earth tones (the Ranch restricts large bright or reflective exterior surfaces), fine noncombustible vent mesh, and gutters that do not stockpile dry needles and juniper litter. Manufactured homes on the Ranch have their own baseline; CC&Rs require fire-resistant pitched roofing on manufactured dwellings placed here.

How do CRR approvals and Jefferson County permits fit together?

Crooked River Ranch operates under recorded CC&Rs administered by the Club & Maintenance Association's Architectural Committee, and the working arrangement is long established: improvements on Ranch property go through the committee first, and Jefferson County acts with the committee's written approval in hand. The committee also enforces the Ranch's appearance rules, including restrictions on large bright or reflective exterior surfaces, so roof color selection happens with the rules in front of us.

County side, CRR is unincorporated Jefferson County, a different jurisdiction from our Deschutes County work, with its own zoning and building process. We run both tracks in the correct order so material never sits waiting on paperwork.

What incentives can Ranch homeowners actually use in 2026?

  • Central Electric Cooperative members with electric primary heat can qualify for $5.00 per square foot toward replacing single-pane (any frame) or metal-frame double-pane windows with new windows at U-0.30 or lower.   • Energy Trust of Oregon solar incentive: a flat $2,500 per home for Pacific Power (and PGE) customers, minimum 2 kW-DC system, applied as an upfront invoice discount through an approved trade-ally contractor. Verified July 2026 at energytrust.org.
  • The federal Residential Clean Energy Credit (25D) is not available for systems placed in service after December 31, 2025, so we never quote a federal tax credit on 2026 solar projects.
